The Cohen Stadium located on a 50-Acre Parcel, was no longer considered a premier venue in the region. Instead, it has been used sporadically for festivals, concerts, and special events. The underutilized complex became a costly maintenance burden to the City of El Paso. This 90-Acre area can become a regional iconographic destination, a sustainable model for urban development. The framework for Plan El Paso proposes the subject property as an opportunity to bolster smart growth in the area, becoming a catalyst for the region and fulfilling the community’s yearnings for this area’s development. Being a visible public space, with such a strong attachment to the Northeast residents, the Cohen District project compelled heavy stakeholders and community involvement. Exigo worked closely with residents and active community groups to build consensus around two distinct schemes.
